Executive
Summary
Greater
Miami Neighborhoods (GMN) creates and becomes an active
participant in public-private partnerships to provide affordable
rental and ownership housing for very low- and low-income
households. GMN is a mission-driven, entrepreneurial, vertically
integrated organization. Depending upon development needs,
GMN and its affiliates perform various roles, including:
developer, owner, manager, construction contractor, housing
counselor, technical assistance provider, affordable housing
program designer and/or program manager, and affordable
housing advocate. GMN is a charitable, exempt organization
pursuant to Section 501 (c) (3) of the Internal Revenue Code.
We work throughout Florida,
with an emphasis on the greater Miami, Tampa, and Jacksonville
metropolitan markets. We maintain offices in each market.
We provide affordable housing
opportunities for very low- and low-income families having
incomes ranging from 15% to 80% of area median income, adjusted
for family size. The typical household served by GMN has an
annual income fo 40% to 50% of area median income. The majority
of our residents served (either as renters or homebuyers) are
minorities.
Since
our founding in 1985, we have developed or assisted in the
development of over 7,000 units of affordable housing-rental
and homeownership, new construction and rehabilitation. Prior
to 1997, our work was exclusively in Miami-Dade County. In
1997, our work expanded to include development of an ownership
of six affordable rental developments (comprising 1,581 units)
located in Ocala, Tampa, St. Petersburg, Orange Park and
Jacksonville, with 1,520 of these units under the direct
management of GMN’s property
management subsidiary, Carib Management, Inc.
GMN
and our staff are active in many fields beyond direct affordable
housing development and management. GMN is active in local, state,
and national housing policy making through past or present leadership
with the Housing Partnership Network (current Board Chairman),
Governor’s Affordable Housing Study Commission (appointed
by Democratic and Republican governors alike), Florida Housing
Coalition (as Board Members), and many other organizations. GMN
and affiliates hold numerous licenses and certifications, including
HUD-Certified Counseling Agency, licensed real estate broker,
licensed general contractor, etc.
